You know the line: “Recommend further evaluation by a qualified professional”
You’ve seen it a hundred times. Buried in the report, applied to half the findings, covering everything from a dripping faucet to a cracked foundation with the exact same language. Your buyers panic. They want an electrician, a plumber, and a structural engineer before they’ll sign anything. The deal stalls. Sometimes it dies.
Here’s the thing: they already hired a qualified professional. They hired me.
I give straight answers. Not just referrals.
My name is Austin Reida. I’ve been a self-employed contractor and builder in the Monadnock Region for over twenty years — framing houses, doing site work, laying foundations, fixing what other contractors missed. I know how homes are built, how they fail, and what it takes to repair them.
When I inspect a home, I’m not checking boxes and hedging everything with disclaimers to protect myself. I’m telling your clients what I actually see, what it means, and what it will take to address it — in plain English, on the day of the inspection.
I still call for outside specialist evaluation when a finding genuinely requires it. When I do, I tell you exactly why, what I’m concerned about, and what that specialist should be.
What This Means for Your Deals
No manufactured panic.
A weathered trim board and a failing foundation do not get treated with the same urgency in my reports. Your buyers will understand exactly what’s minor maintenance, what needs attention, and what’s a genuine red flag.
Repair context, not just findings.
I can tell your clients what something will realistically take to fix, what the repair involves, and whether it’s a weekend project or a major undertaking. That context moves negotiations forward instead of grinding them to a halt.
Reports delivered within 24 hours.
Clear, readable, organized by priority. Not a 75-page document designed to look thorough while saying nothing definitive.
Direct access, always.
You or your clients can text me after the report. I’ll answer. I treat communication as part of the job, not a liability.
A partner who respects your role.
I understand what’s at stake for your clients and for your business. I’m not there to be the hero of the transaction. I’m there to give everyone the information they need to make a good decision.

Who I Work With
I work with realtors across NH & VT who want an inspector they can trust to be straight with their clients, protect the transaction from unnecessary friction, and actually answer a question when asked.
If that sounds like what you’ve been looking for, reach out. I’m happy to talk through how I work before you refer me to a client.
