Home Inspector Serving New Hampshire & Vermont

Based in Alstead, New Hampshire. Licensed in both states. I inspect homes across New Hampshire and Vermont, from the Monadnock Region and Connecticut River Valley to the Upper Valley, Lakes Region, White Mountains, southern New Hampshire, southern Vermont, central Vermont, and the Champlain Valley up to Burlington.

I go where the work is, and I mean that.

New Hampshire and Vermont are small states with a lot of overlap. The climate is similar, the construction is similar, and many of the same issues show up on both sides of the Connecticut River: older homes, stone and block foundations, rural additions, private wells, septic systems, wood heat, drainage problems, barns, outbuildings, camps, and seasonal properties that have been converted to year-round use.

I’m licensed and insured as a home inspector in New Hampshire and as a property inspector in Vermont. The whole of both states is realistically my service area, with my strongest regular coverage throughout western New Hampshire, southern and central Vermont, the Upper Valley, and the Monadnock Region.

Resonant Homes provides home inspections throughout NH & VT

The Monadnock Region & Cheshire County, NH

This is home base, and where we live. We are intimately familiar with the real estate throughout this entire area from decades of living here and working on the homes around this area. Older homes, rural properties, and quirky New England construction are my bread and butter.

The Monadnock Region has a little bit of everything: old village homes, rural farmhouses, lake properties, capes, ranches, colonials, post-and-beam homes, additions from different eras, private roads, wells, septic systems, wood stoves, barns, sheds, and plenty of repairs that were done the New England way.

We regularly inspect the homes in and around Cheshire County, including:

Keene · Alstead · Swanzey · West Swanzey · Marlborough · Troy · Fitzwilliam · Winchester · Richmond · Chesterfield · West Chesterfield · Westmoreland · Walpole · North Walpole · Surry · Gilsum · Sullivan · Nelson · Harrisville · Stoddard · Marlow · Lempster · Acworth · Charlestown · Spofford · Roxbury · Dublin · Jaffrey · Rindge · Peterborough · Hancock · Greenfield · Antrim · Bennington · Francestown · New Ipswich · Greenville · Temple · Wilton · Lyndeborough · Mason · Sharon

Keene Area Home Inspections

Keene is the hub for much of Cheshire County, so I treat the surrounding towns as part of the same practical inspection area. A search for a home inspector in Swanzey, Marlborough, Troy, Winchester, Fitzwilliam, Gilsum, Sullivan, or Chesterfield may be a different Google search, but in real life these are all home inspections near me.

Homes around Keene often share similar inspection concerns: older foundations, aging chimneys, wet basements, additions from different decades, mixed electrical updates, private wells, septic systems, wood heat, grading problems, and outbuildings that may or may not have been built with much oversight.

If you are buying in Keene or one of the surrounding Cheshire County towns, I can usually serve that area easily.

The Upper Valley & Western New Hampshire

The Upper Valley is a busy market for home buyers, investors, relocations, second homes, and older properties on both sides of the Connecticut River. I inspect homes throughout the western New Hampshire side of the Upper Valley, nearby towns and the medical center. I inspect here regularly and know what to look for in the older housing stock on both sides of the river. It’s a beautiful drive up through this territory from home base in Alstead, NH.

See the Upper Valley page for more information.

Lake Sunapee Region

Lakefront homes, vacation properties, and seasonal homes have their own inspection concerns. Water exposure, winterization, decks, crawlspaces, drainage, docks, detached structures, and long gaps in maintenance can all matter.

Concord, Central New Hampshire & the Lakes Region

I serve central New Hampshire as scheduling allows, including the Concord area, the Lakes Region, and towns north toward the White Mountains. These areas include a wide range of homes: in-town houses, lake properties, rural homes, manufactured homes, older farmhouses, camps, and newer subdivisions.

Concord · Bow · Pembroke · Allenstown · Hooksett · Hopkinton · Contoocook · Henniker · Weare · Deering · Hillsborough · Antrim · Boscawen · Canterbury · Loudon · Pittsfield · Chichester · Epsom · Northwood · Barnstead · Gilmanton · Gilford · Laconia · Belmont · Tilton · Sanbornton · Franklin · Bristol · Hill · Alexandria · Danbury · New Hampton · Meredith · Center Harbor · Moultonborough · Wolfeboro · Alton · Tuftonboro

Southern New Hampshire

Southern New Hampshire is the big population hub of the state, and a busy area for inspections. These inspections often involve newer construction, subdivisions, multi families, condos, townhomes, older mill-town housing, and properties that have seen multiple rounds of renovation.

White Mountains & Northern New Hampshire

I am willing to travel north for the right inspection. I’ve lived in the area around Bretton Woods and have a real fondness for the North Country. We’ve also got family in the Conway area and love to stop in for a visit when we get up that way. The White Mountains and North Country have their own inspection concerns: remote properties, steep roofs, snow loads, freeze-thaw damage, seasonal homes, wood heat, older camps, private water and septic systems, and homes that may have been maintained around weather and access limitations.

I serve northern and mountain communities including:

Plymouth · Holderness · Ashland · Campton · Thornton · Lincoln · North Woodstock · Woodstock · Waterville Valley · Warren · Wentworth · Rumney · Hebron · Bridgewater · Bristol · Alexandria · Bethlehem · Littleton · Lisbon · Franconia · Sugar Hill · Whitefield · Lancaster · Jefferson · Twin Mountain · Carroll · Bretton Woods · Gorham · Berlin · Conway · North Conway · Bartlett · Jackson · Madison · Tamworth · Sandwich · Center Sandwich · Moultonborough · Meredith

Southeastern Vermont and the Connecticut River Valley

The Connecticut River is more of a line on a map than an actual boundary. I’ve done building work on the Vermont side for years, and the construction here — old farmhouses, converted barns, rural properties, village homes, and seasonal places — is exactly the kind of work I know best.

This section of Vermont runs from the Massachusetts border north through Windham County and into the lower reaches of Windsor County. The housing stock is older, private wells and septic systems are common, and many properties have been through multiple renovation cycles of varying quality.
I inspect homes throughout this corridor, including:
Brattleboro · West Brattleboro · Guilford · Vernon · Dummerston · Putney · Westminster · Westminster West · Bellows Falls · Rockingham · Saxtons River · Grafton · Athens · Townshend · Newfane · Brookline · Jamaica · Wardsboro · Dover · Wilmington · Whitingham · Halifax · Readsboro

Windsor County & the Okemo Region

Windsor County stretches from the Connecticut River west into the Green Mountains. It covers a wide range of markets: river valley villages like Springfield and Windsor, the Okemo ski area corridor around Chester and Ludlow, and the higher-end markets of White River Junction and Woodstock. Properties here range from affordable in-town homes to ski chalets, second homes, and older farmhouses on rural roads with private infrastructure.

I inspect throughout Windsor County, including:

Springfield · North Springfield · Chester · Andover · Ludlow · Cavendish · Proctorsville · Weathersfield · Ascutney · Perkinsville · Windsor · Hartland · Hartland Four Corners · Reading · West Windsor · Brownsville · White River Junction · Hartford · Wilder · Quechee · Woodstock · Pomfret · Bridgewater · Plymouth

Upper Valley Vermont

The Vermont side of the Upper Valley includes a mix of in-town homes, rural properties, older farmhouses, college and medical-center relocation properties, second homes, and homes with private infrastructure.

Norwich · Hartford · White River Junction · Wilder · Quechee · Hartland · Sharon · Royalton · South Royalton · Bethel · Barnard · Pomfret · Woodstock · Bridgewater · Thetford · Fairlee · West Fairlee · Strafford · Tunbridge · Chelsea · Vershire · Corinth · Bradford · Newbury · Wells River · Ryegate · Topsham

Central Vermont

Central Vermont is well within my broader Vermont service area. These towns include older village homes, rural properties, farms, mountain homes, second homes, and properties where wells, septic systems, drainage, heating, and road access all deserve careful attention.

Randolph · Braintree · Brookfield · Bethel · Royalton · Sharon · Tunbridge · Chelsea · Williamstown · Northfield · Roxbury · Warren · Waitsfield · Fayston · Moretown · Waterbury · Middlesex · Montpelier · Berlin · Barre · East Montpelier · Plainfield · Marshfield · Cabot · Calais · Worcester · Stowe · Morrisville · Hyde Park · Johnson · Cambridge

Rutland, Killington & the Green Mountains

This part of Vermont has a mix of year round homes, ski houses, second homes, short-term rentals, older village properties, mountain roads, and rural homes with private systems.

I inspect in and around:

Rutland · West Rutland · Center Rutland · Proctor · Pittsford · Brandon · Castleton · Fair Haven · Poultney · Middletown Springs · Wallingford · Clarendon · Shrewsbury · Mendon · Killington · Pittsfield · Stockbridge · Rochester · Hancock · Granville · Chittenden · Mount Holly · Ludlow · Plymouth · Reading · Bridgewater · Woodstock

Southern Vermont

Southern Vermont is a natural service area from my location in southwestern New Hampshire. These communities include older homes, rural properties, ski-area homes, second homes, and village properties that often truly benefit from an inspector who understands construction.

Bennington · North Bennington · Shaftsbury · Arlington · Sunderland · Manchester · Dorset · Danby · Pawlet · Rupert · Sandgate · Winhall · Londonderry · Peru · Landgrove · Weston · Chester · Londonderry · Jamaica · Stratton · Dover · Wilmington · Whitingham · Readsboro · Stamford · Pownal · Woodford · Searsburg

Champlain Valley, Burlington & Northern Vermont

I am based in Alstead, NH, so Burlington and the Champlain Valley are farther trips, but they are still within the broader Vermont service area when scheduling makes sense. I am willing to travel for clients who want a thorough home inspection rather than a quick checklist walkthrough.

I serve Vermont communities up to and around:

Burlington · South Burlington · Winooski · Colchester · Essex · Essex Junction · Williston · Shelburne · Charlotte · Hinesburg · Richmond · Jericho · Underhill · Bolton · Huntington · Starksboro · Bristol · Monkton · Vergennes · Ferrisburgh · Middlebury & Brandon · New Haven · Weybridge · Cornwall · Salisbury · Leicester · Brandon · Waterbury · Stowe · Morrisville · Johnson · Cambridge · Jeffersonville

Don’t See Your Town?

If you are buying a home somewhere in New Hampshire or Vermont and you do not see your town listed, reach out and ask. The answer is probably yes.

My closest and most regular service area is Cheshire County, western New Hampshire, the Monadnock Region, the Upper Valley, southern Vermont, central Vermont, and the Connecticut River Valley. But I am licensed in both states and willing to travel when the schedule and property make sense.

Whether the home is an old farmhouse, a rural property with private well and septic, a lake house, a mountain home, a village property, a newer build, or an investment property, I bring the same approach: a careful visual inspection, practical explanations, and more than 20 years of real building experience behind the report.
