Masonry Chimneys: A New England Love Story, and Why Yours Might Be Failing

Masonry chimneys are near and dear to my heart, and also something of a scourge to my existence as a home inspector. I’ll explain both sides of that in a minute, but first, a little context on why New England has more than its share of genuinely impressive chimneys.

Part of it is history. This is one of the oldest settled regions in the country, and a lot of buildings still standing here carry that history with them. Part of it is craft. Travel elsewhere and you’ll see plenty of chimneys built in concrete block or stucco, strictly utilitarian. New England has always placed a higher value on the aesthetic of brick and natural stone, and it has had the craftsmen to bring out the best of those materials. It’s not uncommon to find complex embellishments and construction techniques on an old New England chimney that go well beyond what function alone required.

It’s only pretty recently, in the scheme of things, that we sorted out automated heating. Before that, the fanciest automation available involved paying someone else to keep your fires burning. Some of the grandest historic homes had a fireplace in nearly every room, which sounds impressive until you consider what it actually meant: keeping ten fireplaces fed at once. That’s not luxury. That’s a full-time job.

Chimneys were part of nearly every occupied building by necessity, not decoration. Some were works of art, some were strictly functional, but very few were built for looks alone. A chimney represented a serious amount of cost and labor. So when you see a well-built masonry chimney on a newer home today, it’s usually a sign that somebody chose not to be thrifty in their construction budget, and placed real value on the craftsmanship and function that come with that piece of traditional building.

Why so many old chimneys sit in the center of the house

Many older homes have more than one chimney, sometimes several, and individual chimneys often carry multiple flues. Central chimneys frequently had the entire house planned around them, and not just because the chimney had to go up before the rest of the structure. When fireplaces were the primary heat source, the whole layout of a home had to be organized around where that heat was available.

People back then respected fire the way anyone should, and maybe more so. Before modern fire equipment, a serious fire was usually a total loss, and a bucket brigade’s best hope was often just keeping it from spreading to the neighbors. Large central hearths were built to protect the home around them, to use their own mass to hold and radiate heat, and to give people a warm, gathering place to get through a long winter. You had to sit close to a hearth to get much benefit from it, and that’s where families spent most of their time indoors during the coldest months.

Central placement also had real engineering advantages over an exterior chimney. It kept more heat inside the house, radiating out through the masonry instead of escaping outdoors. Because the chimney itself stayed warmer, exhaust gases cooled more slowly on the way out, which meant less creosote buildup than a chimney losing heat rapidly to the outside air. Less of the masonry was exposed to weather, which extended its life considerably. And a central chimney could often serve fireplaces on two or more sides at once, getting more use out of the same structure.

A vanishing craft

New masonry chimney construction has fallen off sharply, and the pool of skilled masons has shrunk right along with it. There isn’t a steady stream of young masons apprenticing under the old masters anymore, and a lot of those masters are aging out of the trade. What used to be common knowledge, passed hand to hand, is getting rarer by the year.

What I actually find on inspections

As a home inspector, I go into most masonry chimney inspections with mixed feelings. The pleasure part is easy. I’ve done a fair amount of stone masonry myself and genuinely enjoy it, and I have a deep appreciation for the craftsmanship and history built into these things. I can’t look closely at an old chimney, or an old stone wall, or a cellar hole tucked away in the woods, without picturing the people and the era that built it.

The sad part is that chimney defects are one of the most common issues I run into. Failing mortar, efflorescence, spalling, deteriorated crowns, missing caps, cracked flues, flashing pulling away from the chimney or the roof or both — I see this constantly. People’s relationships with their chimneys just aren’t what they used to be. For a lot of homeowners, the chimney barely crosses their mind anymore. It’s not part of daily life the way it once was.

Plenty of homes still have a furnace or boiler piped up through an old chimney, usually because the chimney was already there and it was convenient, not because it was built for that purpose. Modern high-efficiency units often vent straight out the wall through PVC now, and for those systems a chimney isn’t just unnecessary, it’s frequently a poor option. Heat pumps and mini splits, which are everywhere these days, don’t need a chimney or a flue at all.

I’ve worked on plenty of homes, as a builder, where the chimney gets terminated below the roofline and the masonry just sits hidden inside the walls, a reminder of an earlier era that only tradesmen ever see again once they dig into the building. Other homes have their exterior chimneys demolished outright, which owners who don’t see the value in maintaining them often find preferable to the upkeep.

And realistically, chimneys are usually one of the last things people budget for. I regularly inspect houses with brand-new windows, siding, or trim while the chimney quietly falls apart in the background.

This home inspection turned up a chimney that was beyond simple repair.

The defects I actually see, and what fixes them

Failing mortar and repointing. Mortar joints erode over time from weather and freeze-thaw cycling, letting water into the chimney structure. A qualified mason can repoint the affected joints, which is often far cheaper than waiting until the damage spreads to the brick or stone itself.

Efflorescence. That white, chalky residue on masonry is mineral deposit left behind as water moves through and evaporates from the material. It’s a sign that moisture is getting into the chimney where it shouldn’t, and it’s worth having a mason trace the source before it causes deeper damage.

Spalling. When brick or stone starts flaking, cracking, or popping off in chunks, that’s spalling, usually caused by water getting into the masonry and then freezing and expanding. Spalled masonry components generally need to be replaced, not patched.

Deteriorated or missing crowns and caps. The crown is the sloped cap on top of the chimney that’s supposed to shed water away from the flue. A cracked or missing crown, or a missing rain cap, lets water pour straight down into the chimney structure. Rebuilding or resealing a crown is usually a straightforward fix, and it prevents a lot of downstream damage.

Cracked or damaged flues. A compromised flue liner is a safety issue, not just a maintenance one, since it’s what’s supposed to contain heat and combustion byproducts on their way out of the house. Installing a stainless insulated liner is the standard correction, and it’s often required anyway when adding a wood stove, pellet stove, or fireplace insert.

Flashing failures. Where the chimney meets the roof is one of the most common leak points in any house. Flashing that’s pulling away from the chimney, the roofing, or both needs to be resealed or replaced before it causes water damage well beyond the chimney itself.

When I call out any of these on an inspection, I make a point of pairing the finding with a real recommendation, not just “have a professional evaluate this.” Usually that means a qualified mason or a chimney sweep, and a specific scope of what needs attention.

It brings me real satisfaction when people follow through on those recommendations. Every repointed joint or rebuilt crown is a small act of preserving a piece of traditional craftsmanship for whoever owns the house next, and the generations to follow.

Masonry chimneys aren’t strictly necessary for most homes anymore. Which, if you ask me, is exactly what makes them worth taking care of.
