Why My Background Makes Me More Useful as a Home Inspector
I have owned and run a general contracting business for more than two decades, and that business is still active today. That’s not a background detail — it’s the thing that makes the inspection different.
That means I managed bids, hired and oversaw all the other trades, dealt with building officials, and watched what happens when work is done right and when it isn’t. And because the business is still running, my knowledge of current materials, methods, and building science isn’t frozen in the past.
I also do not perform contracting work on homes I inspect for at least 12 months after the inspection. No repair pitch, no conflict of interest, no incentive to shade a finding in either direction.
Homes in Windsor and the Surrounding Area
Windsor has a claim to being the birthplace of Vermont — the state constitution was adopted here in 1777 — and the town’s architecture reflects its long history. It sits on the Connecticut River across from Cornish, New Hampshire, connected by the covered bridge that is one of the longest in the country. Windsor County draws buyers from both Vermont and New Hampshire, and properties here range from genuinely historic homes to rural farmhouses to more recent construction on the hills above the river.
Windsor’s downtown and older residential neighborhoods contain genuinely historic properties. Federal-era houses, early 19th-century construction, industrial-era worker housing built when the Robbins & Lawrence Armory made Windsor an important manufacturing center. These are old houses, and they come with old-house considerations: foundation systems from before modern standards, original framing and trim in various states of preservation, mechanical systems that have been updated in stages over many decades. The quality of that updating matters considerably.
Away from the historic district, Windsor and the surrounding towns — Weathersfield, Hartland, Cornish (NH), Plainfield (NH) — have rural properties of more varied ages. Farmhouses with private wells and septic systems, older country homes on larger lots, properties with outbuildings and barns in various states of repair. Steep terrain above the river valley means grading, drainage, and retaining walls are relevant considerations on many properties.
The Connecticut River valley can also have floodplain considerations for properties close to the water. Understanding what flood zone a property is in before purchase matters — not because the inspection covers flood insurance, but because flood risk affects how you think about basements, mechanical system placement, and long-term ownership.
What I Look For During a Windsor Home Inspection
During a home inspection, I evaluate visible and accessible systems and components, including:
- Roof coverings, flashing, gutters, and drainage
- Exterior siding, trim, windows, doors, grading, and drainage away from the foundation
- Foundation, basement, or crawlspace — visible structure, moisture patterns, and drainage
- Electrical panels, visible wiring, outlets, fixtures, and safety concerns
- Plumbing supply, drain lines, water heating, and visible leaks or deterioration
- Heating and cooling equipment — age, condition, and visible function
- Attic insulation, ventilation, and signs of moisture
- Interior rooms, ceilings, walls, floors, windows, doors, and stairways
- Decks, porches, stairs, and railings
- Garages, barns, and outbuildings
- Obvious signs of water intrusion, rot, movement, or unsafe conditions
In Windsor’s older historic properties, foundation conditions, older electrical systems, and chimney and flue conditions in multi-fuel houses get extra attention. For rural properties, wells, septic systems, and the condition of outbuildings are inspection priorities.
For Buyers, Sellers, and Investors
Historic properties in Windsor can be compelling — genuinely old buildings with architectural detail and character that newer construction does not replicate. They also require a buyer who understands what they are getting into. A thorough inspection is particularly important when a property has significant age, a complex renovation history, or infrastructure that has not been systematically updated.
For sellers, a pre-listing inspection can help you address issues before the buyer’s inspector finds them. For investors and buyers planning significant work, I focus on major systems, safety concerns, and deferred maintenance that may affect your renovation planning.
A Practical Inspection Report
After the inspection, you receive a digital report with photos, explanations, and notes that separate significant concerns from routine maintenance. Safety issues and major defects get clear attention. When something appears to need specialist evaluation, I will say that clearly.
